Madeira Returns to the Region with the Highest Occupancy Rate


Hotel Industry Reports Summer Positive, Maintaining Occupancy Rate at 81%


The Portuguese Hotel Association (AHP) reported a positive summer report today, with the occupancy rate remaining stable at 81% and the average room rate rising slightly to 161 euros.


The results of the AHP's "Summer 2025 Review" survey, covering the period between June and September, confirm that "the Algarve is the star of summer 2025," according to AHP Executive Vice President Cristina Siza Vieira.


The average room rate in the Algarve rose to 206 euros and the occupancy rate to 88%, maintaining its leading price position, while Lisbon maintained its average room rate at 176 euros, with average occupancy rising to 86%.


"We are entering a plateau in Lisbon and we will not see an increase in either the occupancy rate or the price," said the AHP Vice President.




Cristina Siza Vieira highlighted Lisbon's airport as one of the obstacles to the growth of hotel stays in the city, given that its infrastructure is already operating at its limit.


"I don't think the hotel industry will tend to lower prices," the director noted when confronted with the stagnation in Lisbon.


The Azores are experiencing decline, with their occupancy rate dropping to 86%, although the average room rate rose to 143 euros.


Similarly, the central region also saw its occupancy rate drop to 56%, but the average room rate rose to 109 euros.


According to AHP research data, the average room rate rose in all regions of the country except Lisbon.


The region with the highest occupancy rate was once again the Autonomous Region of Madeira, at 91%.
